The same formula is used for everybody to keep fair pricing. For most city houses fees start at approximately $260, and the average price is $385 Condominiums are $50 less compared to a house the same size, age, and features. There are additional fees set for special features such as: Private wells $15. Luxury items: swimming pool $75, hot tubs $15, sauna $25, if inspected. Radon test $130. Other items call for price. WHAT IS INSPECTEDAn overview of components addressed during home inspections: All the components of a house that are present and necessary for the house to be in good structural / functional condition and comfortably inhabited are inspected. Besides the necessary components there are items voluntarily installed by home owners that are not necessary for a house to be in good functional condition, such components are not inspected, see excluded items below. Grounds: lot and storm water drainage, grade around the house, walkways, driveway Garage: complete garage and driveway inspection Roofing: roof cover, attic ventilation, flashings, chimney, roof penetrations, gutters and downspouts House Exterior: siding and trim, exterior doors and window seals and trim, front steps, porch, attachments such as decks, summer rooms, patios House Systems: plumbing system, electrical system, heating and cooling system, fire places and chimneys, wood burning stoves. Structure: foundation, framing, stairs, beams / columns and concentrated loads, basements, crawlspaces, sump pumps, attics House Interior: floors, walls, and ceiling finishes, kitchen and bathrooms, bedrooms, hallways, closets and storage rooms, all doors and windows including hardware EXCLUDED ITEMS: TV and satellite dishes, telephone systems, alarm systems, low voltage landscape lighting, sprinklers, and other homeowner installed neat gadgets. Appliances receive a partial approach; we do inspect the power/gas supply, water supply and drainage, however the appliance is not inspected. Service area in southeast Michigan; Oakland County, Macomb County, Wayne County, Lapeer County, Genesee County, Livingston County, St. Clair County, and Washtenaw County. |
